Photo-Ready Checklist: Preparing your listing

Is your Property Listing Photo Ready?

Here’s a checklist to create a clean, bright, and "hotel-like" environment that allows potential buyers to envision their own lives in the home you are selling.

Exterior Curb appeal

[ ] Clear the Driveway: Move all vehicles away from the front of the house.

[ ] Hide the Trash: Store bins and recycling containers inside the garage.

[ ] Landscape: Mow the lawn, clear leaves, and coil garden hoses.

[ ] Clean the Entry: Sweep the porch and remove "busy" seasonal decor.

Kitchen & Dining Room

[ ] Clear Counters: Store toasters, blenders, and knife blocks out of sight.

[ ] The Fridge: Remove all magnets, photos, and notes from the exterior.

[ ] Sink Area: Hide sponges, dish soap, and paper towels under the sink.

[ ] Clean Surfaces: Wipe down stainless steel to remove all fingerprints.

Common Areas (Living & Dining)

[ ] Clear Surfaces: Remove remotes, magazines, and excessive decor from tables.

[ ] Hide Wires: Unplug and tuck away visible power cords and chargers.

[ ] Depersonalize: Remove family photos, trophies, and personal memorabilia.

[ ] Straighten Up: Fluff pillows and ensure rugs are centered and flat.

Bedrooms & Bathrooms

[ ] Make the Beds: Use a steamer if possible to remove wrinkles from linens.

[ ] Clear Nightstands: Remove all personal items (phones, water, meds).

[ ] Clear the Vanity: Hide toothbrushes, makeup, and hair tools.

[ ] The Shower: Remove all shampoo bottles, soaps, and loofahs.

[ ] Toilet Etiquette: Ensure all toilet seats are down.

[ ] Fresh Towels: Use only clean, white, or neutral-colored towels, folded neatly.

Final 15-Minute "Power Prep"

[ ] Lighting: Turn ON every light and lamp in the house.

[ ] Fans: Turn OFF all ceiling fans.

[ ] Windows: Open all blinds and curtains; ensure slats are tilted at the same angle.

[ ] Pets: Hide pet bowls, beds, and toys. Ensure pets are off-site or crated.

Note to Homeowner: Modern cameras pick up small details. If you aren't sure if an item should stay, the best rule of thumb is: "When in doubt, put it in a drawer!"
